  • Closings by mail can be arranged. If you plan to use an existing and current Power of Attorney, it must be reviewed by our Attorney for validity for this transaction. Signature can also prepare one for you at an additional cost of $100.00.

  • Signature would be pleased to prepare your deed if there are no changes to the current legal description.

  • Attorney Information

  • In certain situations, it may be necessary for your attorney to prepare the deed, such as when the property is being transferred via an estate sale. If the property is being sold by the estate of a deceased individual, please note that it may be necessary to obtain the consent and signatures of all heirs. The estate’s attorney should be contacted immediately to determine the identity of all necessary parties well in advance of closing.

  • If applicable, please complete the Payoff Authorization Request Form.
    NOTE: For Home Equity Lines of Credit, it is required that all unused checks and credit cards associated with your equity credit line be brought to closing. Cease using your Home Equity Line of Credit immediately, if applicable.

  • Condominium / Homeowner's Association

  • NOTE: Any fees charged by the Association to obtain information necessary to transfer your property are solely the responsibility of the Seller and will be deducted from your proceeds.

  • Please note, unless we receive a request stating you would prefer a check at closing, we send all proceeds by wire transfer. There is a $50.00 charge for wires. High value checks generally take several days to clear most banks. Therefore, check requests must be received by email, sent to your Signature Escrow & Title processor, no less than seven days prior to your closing.
  • NOTE: If this is Maine property, and if you or any of the current owners are not Maine residents, the 2.5% withholding tax will be deducted from the sale’s proceeds.
